Here's a list of some of the things you should know about the property before buying or renting it.
#1 ROOF LEAKS! Shingles are missing and constantly fighting water stains that would show up on the sheetrock ceiling.
How did he deal with them? Sprayed KILZ over the stains and just repainted leaving all of the mold in the ceiling. You should see the ceiling in the garage area and outside in the lani - just take a look at it and you will see what I'm talking about. Not only - that but you can see the roof area over the garage is sagging.
#2 BUGS - Home is infested with ants (they make ant piles all over in the house) in the walls and attic as well as termites are flying from within and outside the home.
#3 KITCHEN - Countertop is rotting away and literally falling apart over the dishwasher - Dishwasher won't clean without running at least twice and Refrigerator doesn't even have an ice maker or ice trays to make ice. Stove has mystery lights that come on or won't turn off etc.
#4 FOUNDATION - There are cracks running under the flooring that go all the way through to the soil and when I replaced the kitchen flooring there were literally ants/water coming up from the cracks in the middle of the kitchen floor area. There was even MOLD under the old kitchen flooring!
#5 General over all property condition - This home would be considered a "tear-down" by any investor/builder.
I lived in the home for the last 2.5 years and would NEVER consider buying this property due to (2) things.
#1 Home directly across canal is Vacation Rental - loud groups every week + they nearly always rent boats for which they had no experience driving and thus constantly were running into my boat - and that's another item - low tide here at the dock can be under 3' thus making it useless for deep draft vessels.
#2 Due to home needing to be torn down the lot also has leaking, cracked bulkhead causing yard sinkholes it would need to have it repaired/replaced - due to all of the above the property would have to be sold at below lot value in order to match what a clean builders lot with new bulkhead would be before ever considering buying it and even then only as an investment and not where you would want to actually live.
Would I re-rent the property? -> NO <- absolutely NOT!
Not even if the rent was less than the amount I was paying "$1500" - the home is just not worth your money due to the fact that the home has so many issues bugs, mold, roof leaks, termites, + the owner is a slumlord who doesn't ever fix anything - Ever! If you do rent this place be prepared to have to pay out of pocket to fix everything yourself and watch out for their clause in the lease that they will then make YOU responsible to pay for the first 80 dollars towards those repairs! Not only that, you'd better make sure you have everything photographed and documented. This slum lord is the type that will show up out of the blue and claim you owe for things not covered in the lease as well as will try to claim you didn't pay months of rent when in fact you can provide bank statements proving that you did! ....certifiably crazy town.
